Zug pension fund awarded building rights for northern construction site

03.12.2025 | Zugerland Verkehrsbetriebe AG (ZVB) has developed the 34,647 m² An der Aa site in the city of Zug in collaboration with the canton of Zug. The plans ensure the necessary infrastructure for public transport, the Zug rescue service and the cantonal administration. From 2031, an area of around 8,400 m² – the northern construction site – will be available for residential and service space. ZVB is granting building rights for this construction site. The Zug Pension Fund emerged as the winner of the public tender process.

The Zug Pension Fund is delighted to have been awarded the building rights for the northern construction site on the An der Aa site. With the transfer of the building rights, it will take over the development, realisation and future management of this centrally located property in the city of Zug.

Based on the approved development plan, two new buildings are to be constructed on the current premises. The project is guided by the guiding principle of a diverse, lively urban quarter in which living, meeting, working and services come together to form a harmonious whole. The focus is on a sensible and balanced mix, with residential use playing a central role. Based on the current planning status, at least 160 apartments are expected. Additional office and service space will be used where it is permitted under planning law or where it contributes to improving the quality of living.

In the next step, the Zug Pension Fund will organise a study contract and further develop the project together with invited architectural firms. Construction is scheduled to begin in 2031.

The building rights were awarded as part of a public tender process conducted by Zugerland Verkehrsbetriebe AG (ZVB). The Zuger Pensionskasse submitted the most convincing bid in line with the required criteria. ZVB and the Zuger Pensionskasse are looking forward to the partnership and the development of the Baufeld Nord site.
